Huntley Ridge - Crystal City, MO
STRAQR Fund II acquired 70 apartments 45 minutes south of St. Louis in 2012. The property was improved and sold in 2017. This was the first "Huntley Ridge" and served as the model for the focus of future STRAQR Funds.
Huntley Ridge - Harrison, OH
STRAQR Fund III acquired 73 apartments 20 minutes from downtown Cincinnati in 2013. This was the first purchase in Fund III. We received an unsolicited offer and sold the property in 2017.
Huntley Ridge - Kettering, OH
STRAQR Fund III acquired 88 apartments through auction and foreclosed on the property shortly thereafter in 2014. We received an unsolicited offer and sold the property after only 18 months of ownership in 2016.
Huntley Ridge - Decatur, IL
STRAQR Fund III acquired this very attractive, 110-apartment property at an exceptional basis in 2014. After replacing all roofs and many interior improvements, the property was marketed and sold in 2018.
Huntley Ridge - University City, MO
STRAQR Fund III purchased 52 3-bedroom apartments in University City, MO in 2015 from a local bank. The property had 40 vacant apartments and needed substantial capital improvements. The property was 94% leased when it was sold in 2020 to a local buyer.
Huntley Ridge SOCO - St. Louis, MO
STRAQR Fund III acquired 200 apartments located between St. Louis city and county in two purchases in 2015. The property was well maintained and did not require the substantial improvement most other properties we have purchased required. Huntley Ridge SOCO was sold to a local buyer in 2021.
Huntley Ridge Townhomes - Clarksville, IN
STRAQR Fund III acquired 58 townhome apartments in 2017 as an add-on to 393 nearby apartments purchased in 2016. The apartments were 100% occupied, but in very poor condition. We renovated a higher percentage of this property than any we have done before or since. The property was sold as a part of a 451-apartment portfolio to a national buyer in 2019.
Clarksville/New Albany, IN Portfolio
STRAQR Fund III purchased a three-property portfolio of 393 apartments in 2016 consisting of Huntley Ridge New Albany, Huntley Ridge Clarksville, and Olde Towne Apartments. Each property received exterior and interior improvements and were sold in 2019 to a national buyer.
Sheffield Square - New Albany, IN
STRAQR Fund IV purchased 180 apartments in New Albany, Indiana in 2018. The property was in need of proper management oversight but had tremendous potential with some of the largest units in the market. We were able to improve the property almost entirely out of operating cash flow and improved the top and bottom line substantially. We accepted an unsolicited offer to purchase the property in 2020.
Huntley Ridge - Topeka, KS
​In October 2021, Fund IV sold 191 apartments in Topeka, Kansas to a fantastic buyer out of Colorado who has other holdings in the Topeka market after a successful marketing process. We renovated about 50 apartment interiors in addition to some exterior improvements. Rental rates of both classic and renovated apartments were increased substantially, and a large opportunity for increased revenue still exists at the property.
Brickstone at Woodlawn - Wichita, KS
​In April 2023, an equal partnership between Funds III and IV sold 264 apartments in Wichita, Kansas. We purchased the property in April 2020 during the height of the COVID pandemic. During our ownership, we renovated about 25% of apartment interiors, updated the leasing office and common area hallways, added pickleball and basketball courts, and dramatically increased operating revenue. We enjoyed owning in Wichita and hope to find another opportunity to invest in this market.
